A great opportunity to join a well established independent firm in Wrington. Due to expansion our client are looking for a Sales Manager/Assistant Manager to take a senior role within the business. Reporting to the Directors the role will include:- Overseeing mentoring and advising the sales team and undertaking the regular sales meeting- Ensuring all opportunities are being taken by the sales team (i.e multiple viewings)- Ensuring that referrals are a priority (mortgages solicitors surveys and removals) and are undertaken and recorded in the agreed process by all staff.- As part of the sales team to undertake viewings and negotiations as needed- Advising and guiding members of the team if a negotiation becomes difficult- To take control over any specific negotiations as necessary- To undertake and oversee sales progression as necessary- In tandem with the Directors to deal with complaints relevant to the sales team- To ensure all paperwork including offer and sales letters are produced in a timely manner within the team and that all appropriate proofs are requested (i.e. proof of finance mortgage agreements in principal chain details inclusions). In essence to ensure that all sales proformas are accurate and fully disclose a buyer’s position and a vendor’s onward plans.- To ensure that Jupix is accurate and fully utilised with all relevant information completed as per the operations manager training- Where possible and appropriate to ensure that relevant staff have viewed new instructions and all staff (including part time/weekend) are aware of new properties.- To oversee applicant management ensuring all staff keep control of their applicant list- To oversee matches and phone rounds making sure they are completed without fail and in a timely manner- To ensure that vendors are kept fully informed on the marketing of their property by the sales team. To avoid any withdrawals for reasons other than a change of plans.- To undertake appraisals when required.To undertake ‘take ons’ when requiredThis is a fantastic role with the opportunity to earn off the back of branch turnover and the right person will have plenty of future career progression.
