Online agent iMOVEHOME has launched a detailed valuation report which is available free of charge to anyone who asks.
The report is produced by Hometrack and uses its automated valuation model.
It also contains comparables.
The report – see a sample below – is based on information provided by the person requesting the valuation, including property type and number of bedrooms.
Amy Dixon, CEO of iMOVEHOME, said it was the first time that such valuation reports have been issued free, and would help home owners get an accurate valuation without needing an estate agent to visit.
She said: “We want to empower our customers to take control of the sale of their home. By providing our valuation report free of charge we can offer expert guidance on a property’s value, whilst still providing freedom for home owners to settle on a value they’re happy with.
“This freedom is something you may not get from a visiting agent, who may value a property at less than you would be happy to accept, or not fully understand the reasons behind your sale.
“That’s the biggest benefit of the report – it supports home owners who want to make their own decisions about what is best for them and their home.”

Maybe she should read the last words of the document she is hawking as “expert guidance on a property’s value“:
“Hometrack cannot verify the data used to verify the valuation and does not guarantee this report is accurate, complete or suitable for your intended use.
You should not rely on this report. You should seek professional advice before making any financial or other decision in relation to the property.”

Anyone fed up with the hangers-on (coat-tailing on Our Industry), trying to make some easy money?
Thankfully “The Industry” that real Estate Agents actually work in understands the value of a Homeseller choosing a professional/experienced estate agent.
We just need to keep beating our drum (rather than handing the Sale of Your Home to someone/a company looking for a quick buck is likely to end in financial tears …….Trusting a proper Estate Agent is the smart move for any homeseller who values what is most likely their largest financial asset, and their home.
Don’t most agents these days have an automated valuation tool on their homepage ? why so much criticism ? … oh yeah .. it’s an “online agent”
No! Because anyone who knows how to properly value a house will know that there is no accurate ‘automated’ valuation method. You need to visit and assess. Two identical house types on the same development can be worth worth significantly different amounts. Automation might get within 10% but that’s not good enough.

‘Less than you would be happy to accept.’ Who are these people? These so called “experts” are doing wonders for the market.
Another report with inaccurate facts Rosalind, why didn’t you challenge Amy Dixon on the fact that it isn’t the first time these reports have been offered free of charge? Or at least mention her error in your report? Did you do any research at all? EweMove have been offering Hometrack reports free for years as a rough guide to house valuations (other commentators are correct that they are not always completely accurate, although often they are, but they are only intended to serve as a guide) and now the rest of PFG including Whitegates and Martin & Co offer them free too. A property industry journalist should surely know or be able to obtain that information? Lazy I’m afraid.

What complete tosh! If an agent is sitting in front of you asking the right questions he will understand the reasons behind your sale. I suspect that a large proportion of real agents value at what a property should be marketed at rather than the figures the owners want. The more owners that use these tools, the more owners will have strange ideas about the value of the property.
Valuation is a cross between a science and an art. No automated system can take account of taste and “feel” of a property nor know current trends and fashion. All “internet rubbish” and gimmicks.
Well I’ve just done the val tool on a property that I know hasn’t been sold before and neither has the neighbouring properties. The range…£394.000 to £592,000 with £493,000 the suggested price.

Used to use these (Free) years ago on every valuation, spiral bound with a presentation cover. I don’t think many potential vendors actually looked at them! Especially if they led us to say what they didn’t want to hear. Rightmove BPG and Zoopla Pro valuation tools printed on 80gsm paper do the trick currently – although we are looking at Sprift and Homesearch to set us apart from other agents in how we arrive at a marketing price/value, but probably more for our benefit than sellers.
come on…. 90gsm as a minimum. People can see you pulling faces behind a 80gsm piece of paper.
