Landlord forum Property Tribes has expanded into the first-time buyer market.
The website, run by Nick Tadd and Vanessa Warwick, who also regularly post videos from various property conferences, have teamed up with industry commentator Kate Faulkner to launch First time Buyer Tribe.
The section will provide written and video content to educate newcomers taking their first steps on the property ladder.
Tadd said: “We are so delighted to partner with Kate on this new initiative as we have long held her in high esteem and wanted to find a way where we could work together.
“Kate is such a great communicator of all property issues, making them simple and easy to understand whilst bringing true insight and clarity, so we could not think of anyone better to present some of our video content and help shape the conversations concerning the issues and challenges facing first-time buyers.
“We welcome all contributions to the FTB Tribe and hope that our current landlord community will support helping tenants on to the property ladder by sharing their knowledge, and we invite you to direct your tenants to this new resource.”

There is a lot of synergy between first time buyers and landlords, as it makes sense to buy your own home first, before getting into BTL, as it will be far easier to secure BTL finance going forwards.
I am also a big fan of the Rent a Room scheme, where you can earn up to £7.5K tax free for letting out rooms to lodgers.
This is a great way for anyone thinking of getting into BTL to start learning tenant selection and management, not to mention developing another income stream from their property, turning it into an asset rather than a liability.
We let 2 rooms in our 4 bed town house which brings in £1250.00 pcm, which is approx. double our mortgage. We have never paid the mortgage on our house in 14 years of ownership as we have always had lodgers contributing via rental income. 🙂
The first time buyer of today may well be the “accidental” landlord or landlord of the future and I know many landlords assist their tenants in getting on the property ladder. I am currently in negotiation with one of my tenants to buy the rental property they are living in. They have done a lot of work to improve it and want to call it home.
