A new online agent is charging sellers a fixed fee of £89 – plus the chance to win £10,000 in a draw.
Clever Moov, based in Congleton, Cheshire, says the £89 cost includes advertising on Rightmove and Zoopla in the price.
It says that someone selling a £300,000 property could save £4,591 based on a high street commission of 1.3%.
It also claims that its sellers could save over £5,000 in fees, get 98% of their last advertised price, and find a buyer in under 60 days.
We rang Clever Moov and spoke to a Mr Gray about these claims.
He said they were based on industry research.
We also asked him about the £10,000 draw, and he said that this will take place on December 31.
Gray, who said he has been an estate agent previously, has not yet put any properties up on Rightmove or Zoopla, but he told us that he has four or five which will be going up shortly.
He said of his business, which was incorporated in January, “I am very confident of covering the whole UK.”
The £89 undercuts the £99 charged by both the “amazingly affordable” Doorsteps, and by 99Home.
Two other packages are offered by Clever Moov at £189 and £489 – both prices far less than what is charged, for example, by Purplebricks and Emoov, and again slightly under-cutting Doorsteps which charges £199 and £499.
According to Companies House, the director of Clever Moov is Vance Tapper-Gray.

To advertise UK properties for sale or rent on Rightmove, you’ll need to be an estate agent, lettings agent, or a new homes developer. You’ll also need to meet certain criteria. Get in touch to find out more.’
If they are going to be allowed to advertise property for the public at £89 a go then RM are actually selling themselves short let alone all the loyal agents who, on the backs of, RM have built a business. If they are allowed to be on RM then the bar for ‘certain criteria’ is set very low. As agents we signed up to certain terms and we have paid them money. That is a contract, a contract has 2 sides, I wonder if we can take a group action against RM for not sticking to the terms to which we all signed up?
In response to ‘TheHybridAgent’ quite simply it’s ‘why we are worth it’. We add so much more value for money than competitors, for example we achieve higher prices, we have better opening hours, better cameras, a full sales progression team, we do more detailed floorplans, offer accompanied viewings 7 days a week including evenings and we will even go with our vendors to view their onward purchase and negotiate on their behalf! Compare that to your ‘listing only’ proposition or highbrid or ‘regular’ high street agent. I’ve personally negotiated on an onward purchase and got £48,000 off! That makes us worth the money all day long. We have recently taken a property ‘off’ an internet only company that they couldn’t sell for £250,000 and achieved £277,000. This is what customers want and deserve NOT CHEAP OFFERINGS!

Surely you wouldn’t have to explain ”why we are worth it” if you had made a significant impact in your local market. Just like you have differentiated yourself from a ‘regular’ high street. Don’t assume every hybrid/online agent is the same. Many agents achieve higher prices, help progress a purchase/sale, offer 7 days a week availability, attend viewings with vendors and negotiate on their behalf. This isn’t superior service, its what I expected agents to do.

The whole industry is slowly being destroyed by the ‘cheap offering’. Agents in our area are offering £795 including vat! Wow! At least the Purple losers are charging that ‘for listing’ rather than having to take the trouble of actually having to bother selling the property. We’re finding that we are spending as much time justifying our fees as actually valuing the property nowadays and warning people about the ‘buy cheap, pay twice’ scenario if they chose the wrong colour agent! Cheap fees are for agents that have no confidence in their own ability, they believe that listing a property with a low fee is a ‘result’. IT’S NOT! Grow a pair, look at what you are offering and charge accordingly. For the record we are still charging 2% and have no intention of reducing our fees and we are winning instructions against the £795 agents all day long. The public don’t want cheap fees they want a professional service that is value for money.

Starting to think it’s got nothing to do with having a feasible business.
You get a few properties on your books, value your business yourself at several million, raise money from investors, pay yourself a CEO’s salary of £200,000 for a few years……and then walk away far better off, saying ‘sorry…the market was against us…thought it would work’.
How’s he estimated a 60 day sale price if he’s not even listed a property yet?

You decide what the the “98% of Asking” is going to be, by plucking an inordinately stupid figure out of thin air, then multiply it up to what you need it to be in order to fit with what the ASAs informal resolution will be in nine months.
Believe me – that type of wild claim is probably the least thing that the public need to worry about with this latest offering.
Why so pessimistic peebee, I’m sure once they’ve taken the £89 they’ll try really really hard to get the seller the best price.

Bad enough driving past a ‘I am selling my house on the cheap’ for sale board to make you drive on by, as where else has the homeowner been cheap in the maintenance and repair of their property.
Your most valuable asset, yet you really think less than 1% will motivate an estate agent to squeeze top price from a buyer.

Wow, thanks for showing me it is that easy Clever Moov, its given me a great idea, I am going to set up my new online business, its called Moov-to-be Clever and I think we need to offer home owners the chance of a better fee than all of these onliners who are charging extortionate fees. Therefore we will charge £0.99 and our vouchers will be available in all good Pound shop stores on the High Street.
I have cleared the children’s toys out of my new first floor virtual office and with my new BT hi speed exchange, offering dial up speeds of 567 kb, I propose to host every house for sale in the country. Just in case it takes a while to sell, I shall be entering a competition to raise a £10,000 start up fund, which is graciously provided by one of our online rivals prize draws. Oh yes and our savings over standard agents fees (comparison correct at 15/03/18) if you sold an average house in Kensington for £8m would be £119,999.01….and we won’t even charge VAT…ever!
