Great opportunity to join a leading property firm as Property Manager Team Leader in Bracknell Berkshire.As Property Manager Team Leader your responsibilities will be:Support/develop team members. Ongoing training and development.Hold weekly meetings with team members.Conduct monthly 1-2-1’s. First port of call for all queries and questions from team members.Resolve complaints in a timely manner before they get escalated to the formal complaints procedure.Communicate regularly with Head of Department in to ensure issues/problems are dealt with swiftly.Providing the highest level of service for clients.To react to incoming calls emails and letters pertaining to the management of the property in a prompt and professional manner.Implement staff compliance with all company administrative procedures and effect additional work systems where necessary.To demonstrate a comprehensive knowledge and understanding of the Fees and Terms of Business Tenancy Agreement and associated relevant lettings and property management legislation.Manage and report team weekly and monthly figures to the Lettings Director.Effectively manage safety inspections. including Gas Electrics and Legionella risk assessments.To proactively run reports for the team to ensure KPIs are met and monitor branch and team KPIs to meet minimum standards.To maximise the overall income and profitability of the team.Demonstrate the company standards required through personal performance and results. Effectively manage own portfolio of managed properties.Liaise between Landlords Tenants and contractors to ensure that maintenance is dealt with in a timely manner. Raise works orders and quote requests.Uploading and paying contractor invoices and assist contractors with aged debts.Book checkouts as advised by branch and effectively negotiate deposit returns.Attend quarterly property management and senior management meetings for the region.Project a smart friendly polite and professional image/telephone manner.Providing the highest standard of customer care in order to secure recommendations and further business.To discuss this Property Manager Team Leader vacancy in full confidence call David Doran on 01932 379612/07826 529378.
