Industry growth specialist Christopher Watkin is to offer letting agents struggling with low stock his secrets to attracting new landlords in a live webinar hosted by Goodlord.
The free event, taking place at 9.30am on Wednesday 25th August, will see Watkin share his tried and tested techniques for winning new landlords.
He will cover: how letting agents can attract landlords without a hard sell, how they can establish themselves as the lettings authority in their local area; and how to utilise social media to market their businesses without a huge financial outlay.
Watkin will be joined by Goodlord’s Director of Insurance and former letting agent, Oli Sherlock.

Chris is a great guy. The only problem with his advice is that the more people who do what he teaches the less effective his advice becomes.
It’s like all these property gurus on Facebook promising millions if you follow their proven strategies. Luring people in with free content. It will work for a very very small few but for the vast majority it will never work. But good luck Chris and to those who thinks he can help them.
I am frankly astonished at the negative tone of some of these comments.
I have known Chris Watkin for a number of years in both a paid and unpaid capacity and have learnt so much from him.He is an enormously knowledgeable person, always prepared to give his own take on a situation even if it does not fit in with the ” norm “.
I salute you Chris and say THANKS for the work you do for your clients and the wider estate agency world.
Bit harsh some of the comments.
Chris does give a lot away for free but is a bit of a ‘one trick pony’ with this video and farming technique. Its a good bolt on but i doubt very much you will end up with 200 properties in two years. Content is great but you still need to get it in front of people and convert.
A lot of the self-employed mob are doing them and you do not see many of them as market leaders or obtaining good fees (yes the occasional one does). Only reason i see them is I’m obsessed by agency. I look at everything everybody does in the hope i see a new idea. Not sure the public are as bothered, be like me having an interest in plumbing just because i need a new shower fitted.
Undoubtedly agents should be doing more video and being more personality rather than brand led.
This is not dig at Chris, i actually agree with him, just i wish he was a little less like a broken record. Be good to see some new innovative ideas from him.
Its a bit like his interviews, at the start very good and interesting, now its just noise in the background. Not really worth watching as what’s been said has a thousand times in the past. A bit like a show past its best, its become boring and predictable.
Here is *Add name of individual*, They are a superstar in *insert company or brand* Tell us your journey *individual starts to go on about how they started at the bottom, became disillusioned, now they are the best agent*
Given he goes on about keeping it relevant and capturing the publics attention he should take his own advice. The best brands vary it and improve. Apple still sell an iPhone but release a new one every 18 months. McDonalds have the same reliable menu but add specials to keep people interested. The best agents give traditional advertising and service but add the special sauce with new technology and out of box thinking.
In short, more Chris Watkin but a bit more varied content and ideas please.

I am a one trick pony when it comes the techniques SmilePlease to attract landlords and vendors – simply because it works. It’s a good trick!!
in terms of my videos – yes I tell stories of agents and will continue to do so – people love stories and the feedback I get means I will continue to do them. If you don’t like them, then don’t watch them my friend. Nobody is forcing you! 😉

Letters with 1 listing for every 8 sent? Is that a typo or correct? if that’s true and had a sensible sample size sent out, every agent should contact you now. Very impressive.
Keep doing what you are doing but from an interested bystander, do mix it up a bit more.
That was not a typo – although SP – it’s what is in the letter that did the one in eight letter to listing
The sample size wasn’t huge – (less than a 100) and so we are expanding the sample size as we speak.

Which would mean he has 2000 properties in his portfolio as he has been in the industry for a decade?? Or is he one of those Gurus who doesn’t practice what he preaches?

Yes I’ve been teaching agents these techniques for eight years and if the technique is implemented wholeheartedly it does produce these results (and in exceptional circumstances much better than that)
The techniques, which i will show on the Goodlord webinar, totally free of charge, to grow a lettings agency by 200 properties in two years get that sort of growth need the following…
1. £75 one off cost on Day One
2. a laptop/ PC and mobile phone (which most people have)
3. free software or at worst £10 a month software
4. at least one hour a day on social media (Which can be done by staff member) – Again training will be given in the webinar with a follow-up of 18 videos on how to do that
5. Two to Three hours a week spread over the week creating video content On the buy to let deals with competitors, local property market reports, countdowns of the poshest streets and local areas (Full step by step training provided in the 35 free training videos which I will provide in the webinar)
6. One possibly two hours a week writing content about the local property market (using twenty templates which I will provide in the webinar)
The technique does not require me to be paid any money to work as I give the whole technique completely away for free in those training videos
Finally, I will show how to find the home address of any landlord even though the land registry certificate says they live at the rental property..

I have been to loads of training courses when I was an estate agent.
Heard it all before.
Also heard the tired old line of “if you do not pay to listen to me your competitors will and you will lose out” line a million times.
I now do development so I have no interest in hearing about lettings anyway – but thanks.
